Standing water, a burst pipe, or a sagging ceiling — we answer 24 hours a day and reach most West Palm Beach addresses within the hour.
Water doesn't sit still. Within minutes of a supply line failing, drywall pulls moisture upward — wicking it eighteen inches above the visible waterline. Baseboards swell. Water finds the seam between your tile and the slab and travels into rooms that look completely dry.
Mold needs somewhere between twenty-four and forty-eight hours to establish. Our humidity being what it is, plan on the shorter number.
And a flashlight shows you a fraction of what a moisture meter finds. Call early, we're pumping out water. Call on day four, we're cutting drywall and dealing with mold. Same leak, very different invoice.
Find your main shut-off and close it. In most West Palm Beach slab homes it's on an exterior wall, near the front hose bib or the meter at the property line. In a condo, check under the kitchen sink or in a utility closet — if you can't find it, call your building's maintenance line.
If your panel is dry and you can reach it without stepping through water, switch off the breakers feeding the flooded area. If the panel is wet, or getting there means crossing standing water, leave and call FPL.
Wide shots of each room, then close-ups of the damage, then the source. Your adjuster decides based on what you can show them — and once you start cleaning, that evidence is gone for good.
Get electronics, documents and rugs off the floor. Slide foil or scrap wood under furniture legs — wood feet and wet carpet stain each other.
A household vacuum is an electrocution risk. And your policy requires you to prevent further damage — waiting days for an adjuster can reduce what you're paid. Mitigate first, document as you go.
If the water is sewage, stop
Don't clean it, don't walk through it, keep children and pets out. Sewage is a biohazard requiring containment and protective equipment. Our sewage cleanup process →

View service →Most water damage advice online was written for houses that don't exist here. It talks about flooded basements and pipes freezing in January. We have neither.
What we do have is slab-on-grade construction, and it changes the job. Water reaching the floor here doesn't drain into a basement — it spreads across the slab into every seam it finds. Tile and terrazzo look sealed, but grout is porous, and water migrates under the tile bed where mopping never reaches. We've opened floors two rooms from a leak and found the slab still saturated weeks later.
Concrete block walls behave differently too. CBS construction with furring strips traps moisture against the block, and block releases water slowly. A crew that dries it like a stud wall pulls equipment early and leaves you mold behind fresh paint.
Then there's the air itself. Most days, what's outside carries more moisture than the wet wall you're drying — open a window and you're importing water. Real drying means sealing up and letting dehumidifiers work.
And in the condos along the Intracoastal and on Singer Island, a leak is rarely one household's problem. Water from a fourth-floor unit surfaces as a third-floor ceiling stain — two owners, an association, two policies.
A person answers, not a script. We ask what happened, where the water is, and if anyone's in danger.
Thermal imaging and penetrating meters show where water actually went. You get the readings.
Truck-mounted units for volume, portables for upper floors and condos.
And show you the readings behind every decision.
Air movers and dehumidifiers, readings logged daily.
Equipment comes out when the materials hit target, not when the schedule says so.
Most claims that get denied or shorted don't fail on coverage. They fail on paperwork — the damage was real, but nobody took readings on day one, and nobody photographed the drywall before it went in the dumpster.
We document from the first visit: moisture maps, daily readings, equipment logs, before-and-after photographs, and an itemised estimate in the format adjusters expect. When your carrier asks why a wall came out, there's a dated reading behind it.
You have twelve months to notify your insurer
Florida law gives you twelve months to put your insurer on notice, measured from when the damage occurred and not from when it surfaced. That limit was longer before 2022, and plenty of people still assume it is.
We document your claim — we don't negotiate it.
Only a licensed public adjuster may negotiate a claim in Florida. Our job is the moisture logs, readings and photographs that support the claim you or your adjuster bring to the carrier.

Within the hour for most of the city, day or night. Response times stretch during named storms when the whole county calls at once — we'll tell you honestly on the phone rather than promise a number we can't hit.
Three to five days for most jobs. Clean water caught quickly in one room can be done in two or three. Water that sat a week or soaked into a slab runs seven to ten. We pull equipment when materials reach dry standard. More on timelines →
It depends almost entirely on whether the damage was sudden and accidental or gradual. A burst supply line is usually covered. A slow leak under a sink for months usually isn't. Rising floodwater is excluded from standard policies and needs separate flood coverage. Full breakdown →
Most residential mitigation — extraction, drying and equipment — lands between $1,500 and $5,000. Repairs and rebuild are separate. Contaminated water and long delays push it higher. You get the scope and the number before we start.
Standing water doesn't wait — neither do we
Every hour water sits, it moves into materials that were dry this morning. Call and we'll tell you straight whether you need a crew tonight or an inspection tomorrow.
