On these properties the size of the leak matters less than what it reached. Saving finishes is usually worth more than saving days.
A hundred gallons across builder-grade laminate is an inconvenience. The same hundred gallons across book-matched stone, wide-plank timber or custom millwork is a different order of problem — and it calls for a different approach entirely.
Replacement rarely matches. Stone laid from one quarry run can't be patched invisibly years on. The new piece won't match, and matching it means replacing the whole floor. Custom cabinets mean a joiner, a lead time, and a colour that may never be quite right.
So we push drying much further before we cut. On an ordinary job, cutting out wet drywall beats days of extra drying on both time and cost. Here the arithmetic flips. We'll run equipment longer, use mat systems on timber, apply cavity drying behind stone rather than removing it, and treat demolition as a last resort instead of the efficient default.

You don't scale a drying plan from two thousand square feet to eight thousand by bringing more machines.
Power is the real limit. Air movers and commercial dehumidifiers pull serious current. Size a setup for a large wet area and it can outrun what the circuits will carry. Running it all off convenient outlets trips breakers overnight, which means hours of lost drying nobody notices until the morning reading comes in flat. Loads have to be distributed deliberately across the panel, and on the largest jobs supplemental power is the honest answer.
Zoning matters. In a house with several distinct areas, drying everything to one schedule wastes equipment on rooms that finished days ago. We break large properties into zones with separate readings and pull equipment zone by zone.
Open volumes fight you. Double-height rooms and open plans give you far more air to dehumidify for the same amount of wet material. Containment — sealing the affected zone rather than treating the whole house — is often what makes the job achievable at all.
Multiple readings, not a representative one. A single moisture reading tells you very little about an eight thousand square foot property. We map extensively and monitor at fixed points throughout.
Access here is an operational problem, and it costs time on jobs where time is the whole point.
Gatehouses need authorisation. At 2am, with the resident stuck inside dealing with the water, entry can stall completely unless something's already arranged. Communities that keep approved contractor lists are worth being on before an emergency, not during one.
Some communities want paperwork lodged first — certificates of insurance, vendor registration, occasionally full approval before a truck comes through the gate. We'd sooner have that filed in advance than assembled during an emergency.
Exterior repairs may need architectural review. Many of these communities govern exterior appearance closely, and replacement materials, roof tiles and paint colours can require approval before reinstatement. Interior drying proceeds normally; the reconstruction phase may not.

Larger homes carry things that ordinary drying plans don't account for.
They sit over a pit below the lowest floor, and water finds it every time. A flooded pit holds standing water against the equipment, it's awkward to reach, and the elevator company usually has to work alongside us.
Built for controlled humidity, which is precisely what a water loss destroys. They also concentrate a great deal of value in a small footprint, and stabilising conditions there is often the first priority rather than the last.
Acoustic treatments, soft furnishings and electronics — porous materials that absorb readily and equipment that shouldn't be dried in place.
Separate structures that get overlooked in an initial walkthrough, particularly when the main house is the obvious problem.
We ask about these on the first call, because finding them on day three means restarting the drying plan.

Frequently, provided we get to it in time. Mat systems pull moisture out through the surface without lifting anything, and stone laid over a wet slab can frequently be dried where it is. Timber that has already cupped may relax as it returns to normal moisture content. We'll tell you honestly which situation you're in once we've taken readings.
Rarely the whole house. Circuits serving wet outlets and fixtures get isolated, and equipment loads are planned across the panel so nothing trips. On very large setups we may bring supplemental power instead.
Happily — and often that's the simpler arrangement. We'll report to whoever is coordinating, provide documentation directly to them, and deal with the association or gate access as part of the job.
Longer than a small one, though not proportionally. More material and larger air volumes extend drying, and where irreplaceable finishes are involved we deliberately dry longer to avoid removing them. Reconstruction is usually where the real time goes, driven by material lead times.
