Water Damage Restoration in Wellington

Houses, barns and everything on the property between them. If your loss involves a tack room or a feed store, you need someone who understands what's actually at stake in there.

01 / Barns & Outbuildings

A Barn Is Not a Big Shed

Agricultural buildings hold things that react badly to water — and the value packed into one tack room can exceed the contents of most rooms in most houses.

Leather is the urgent one. Saddles, bridles, tack and boots drink up moisture, and in warm damp air mold takes hold on leather faster than on almost anything else in the building. A tack room that has been wet needs airflow and dehumidification immediately, and tack moved somewhere dry before anything else gets addressed. Waiting two days to see how it dries out is how a saddle becomes unsalvageable.

Blankets, pads and wraps are absorbent textiles stacked in bulk, usually somewhere enclosed with poor airflow. They hold water, stay damp for days, and spoil whatever sits beside them.

Wood construction and constant humidity. Many barns are timber-framed with limited insulation and no climate control, so a wet structure here dries far more slowly than a conditioned house. Stay wet long enough and the frame starts rotting, not just growing mold.

Electrical in outbuildings is frequently older, sometimes surface-run, and not always well documented. If water has reached wiring in a barn, treat it as live and unsafe until someone competent confirms otherwise.

02 / Feed & Bedding Safety

Wet Feed and Bedding Is a Safety Issue

Forget the building for a moment — this is the part that justifies moving fast instead of waiting for an adjuster.

Wet hay heats up. Microbes in damp bales drive the internal temperature up, and stacked in a store that heat has nowhere to escape. In the wrong conditions it smoulders, then catches. Hay that has been soaked needs separating and monitoring, not stacking back where it was.

Mold in feed, hay and bedding affects horses directly. Respiratory conditions in stabled horses are well established as a consequence of mold and dust exposure, and contaminated feed carries its own risks. That's a call for your vet, not for us. The practical part is simple enough: visibly wet or musty feed and bedding should come out of where animals are living, not be dried and put back.

Grain stores and feed rooms should be treated as a priority area during any barn water event, and the contents assessed by someone qualified to judge them.

We'll dry the structure and remediate the building. Decisions about feed, bedding and animal health belong with your vet, and we'd tell you to make that call early.

Wet hay can self-heat and ignite

Soaked bales stacked in an enclosed store can smoulder and catch. Separate and monitor wet hay rather than restacking it.

03 / Wells & Septic

Wells, Septic and Acreage

A property on private water and waste has failure modes that a house on municipal services never sees.

Septic backs up differently. A failed drain field, a system saturated after days of rain, or a tank nobody has pumped — any of them push waste back into the lowest fixtures in the building. The water is contaminated exactly as municipal sewage is, and it's handled the same way — containment, protective equipment, removal of porous materials. Sewage and contaminated water cleanup →

Well systems fail at the pump and the pressure tank, both of which are usually in an enclosed space where a leak runs unnoticed. There's no municipal main to close either — shutting down the supply means killing power to the pump, so know where that breaker is.

Distances matter on acreage. A barn several hundred feet from the house needs hose runs and power that a suburban lot never requires, and it affects how quickly work starts. Telling us how far the affected building sits from the driveway genuinely helps.

Flat land drains slowly. Standing water on a saturated property takes longer to leave than it would somewhere with grade, which extends how long structures stay wet after heavy rainfall.

04 / Season

January to April

Between January and April this town transforms, and the work transforms with it.

Barns run at capacity. Short-term tenants move in who don't know where the shut-offs are or who to ring. Owners may be elsewhere while a farm manager handles everything on the ground. And a water event during the season carries costs that have nothing to do with the building — horses needing somewhere else to stand, equipment to relocate, schedules that can't move.

We work with farm managers, barn managers and property managers as the point of contact, and we'll prioritise getting animals' immediate environment safe and dry before anything cosmetic.

Off-season is the sensible time to deal with the leak you've been living with. If a tack room has smelled musty since March, February is the wrong month to be finding out why.

05 / Residential

Residential Wellington

Away from the farms, Wellington is mostly conventional suburban housing with the ordinary run of problems: supply line and slab failures, condensate leaks from the air handler, roof intrusion, stained and sagging ceilings, and flooding after a storm.

The method doesn't change between a farmhouse and a subdivision. See the process →

08 / Frequently Asked Questions

Wellington Questions

Do you actually work on barns and outbuildings?

Yes — structural drying, mold remediation and repairs apply to agricultural buildings the same as to houses, with adjustments for the construction and for what's stored inside. Tell us what the building is used for when you call, because a tack room, a feed store and an equipment barn each need different priorities.

My tack room flooded. What do I do first?

Move the leather out to somewhere dry, then get airflow into the room. Don't leave saddles or bridles sitting in a humid space waiting for someone to arrive — mold establishes on leather quickly in this climate, and the hours matter more than they would for most contents.

We're on a septic system and it's backing up. Is that different?

The cleanup is handled the same as a municipal sewage backup, because the contamination is the same. What differs is the cause and the repair — a saturated drain field or a full tank needs a septic contractor, and drying the building before that's addressed accomplishes little.

Can you deal with our barn manager instead of us?

Yes — during the season it's usually the more practical arrangement anyway. We'll report to whoever is on the property and copy you on the documentation.
