On a Florida Tile Roof, the Tile Isn't What Keeps Water Out

Almost nobody explains this. It happens to answer the question most homeowners here actually have.

On a typical Palm Beach County tile roof, the tile is a shield. It takes the impact of rain, blocks UV and gives the roof its appearance. The layer actually keeping water out of your house is the underlayment — the membrane laid across the deck underneath the tile.

Underlayment doesn't live as long as tile. Tile can sit up there looking immaculate for forty years while the membrane underneath hardens, cracks and stops sealing around its fasteners. That's why we keep getting called to homes where the roof looks perfect from the street and water is coming through anyway.

Three things follow from that. A leak doesn't mean visible tile damage, an intact-looking roof isn't evidence there's no problem, and if your roof is past twenty years or so and has started leaking in more than one place, the conversation with your roofer is likely to be about the underlayment, not a patch.

Flashing Failures

The most common entry point after underlayment. Flashing seals the joints where the roof meets something else — a valley, a vent stack, a chimney, a skylight. Those transitions move, seals degrade, and water finds the gap. A stain that appears near a skylight or below a vent is usually flashing.

Displaced, Cracked or Slipped Tiles

Wind lifts them, foot traffic cracks them, and fasteners loosen over time. A single displaced tile exposes underlayment to direct UV and rain and accelerates its failure locally.

Flat and Low-Slope Sections

Common on Florida additions, carports and mid-century homes. Water that doesn't drain sits, and standing water finds any weakness in a membrane. Ponding that lingers after rain is a warning sign.

04 / The Attic Is Where It Is

The Real Damage Is in the Attic

By the time water shows on a ceiling, it has already passed through everything above it. That's where the restoration work actually is.

Insulation is usually the biggest problem. Blown-in insulation soaks up water and holds it against the drywall below and the framing around it. Once wet it compresses, and most of its insulating value never comes back. It generally has to come out rather than be dried — this is the part homeowners are most surprised by, and it's often the largest line on the estimate.

Water runs along framing. Down the rafters, across the tops of the ceiling joists. That's why the wet area up there is routinely several times bigger than the stain you can see from the room below, and frequently in a different place entirely.

Sheathing and framing hold moisture. The roof deck stays wet after the leak stops, especially where insulation is sitting on it or against it.

Very easily, on a tile roof. The tile is a shield and the underlayment beneath it is the waterproofing, and underlayment degrades long before tile does. An immaculate-looking roof over a twenty-five-year-old membrane leaks readily.

Does wet attic insulation have to be replaced?

Usually. It holds water against the framing and drywall, and once saturated it compresses and permanently loses insulating value. Drying it in place is rarely worthwhile compared with removing and replacing it.

How long does drying an attic take?

Typically four to seven days, longer than most room drying. Attics are large, poorly sealed, hot, and the materials involved — sheathing, framing, remaining insulation — release moisture slowly. We work to readings, not a fixed schedule.

Should I call a roofer or a restoration company first?

Either, quickly, and usually both. If water is actively coming in, whoever can tarp it soonest. Once the intrusion is stopped, the priority becomes getting the attic dry before growth starts.
