What five months does to a house is nothing like a burst pipe caught in an hour. Mold is past the surface and into the structure. Cabinets and doors have swelled and come apart. Floors have lifted. Drywall has given up. Shut a building up with no air conditioning and the humidity stays high enough, long enough, to wreck materials in ways a quick loss never does.
It also creates an insurance problem. Most policies carry conditions about unoccupied property, and some reduce or exclude water damage cover after a property has been empty beyond a stated number of days — frequently thirty or sixty. Others require the water supply to be shut off, or the property to be checked at intervals. The single most effective thing on this list. Nothing floods a closed house if nothing is under pressure. If a lawn irrigation system or ice maker needs supply, isolate everything else.
Check the day threshold, and check whether shutting off the supply or arranging inspections is a condition of cover — before you leave, not after.
Driving past tells you nothing about a leak under the kitchen sink.
Set high but running. A sealed Florida house with no dehumidification grows mold without any leak at all.
Swap for braided stainless before you go. They're the classic failure and they cost very little.
For a property empty half the year, a device with an automatic shut-off valve is inexpensive insurance against the loss described above.
Much of Boynton's housing is attached — villas, duplexes, two-storey buildings under a shared roof — and that changes both the work and the paperwork.
Water crosses party walls. A failure in one unit wets the shared wall and turns up next door. Drying that wall means working both sides — so you need access to a home that isn't yours, and help from someone who might be a thousand miles away.

Drying equipment is loud, it never stops, and it heats up a closed room. For someone with a heart or lung condition, several days of that goes past inconvenience. Sometimes moving out for a week is the right call even when the damage is small.
